Exam Question: What do you, as a first-time home buyer, need to do for nearly-pain-free first-time home buying?
If you answered something along the lines of, ‘ASK LOTS MORE QUESTIONS!’, you passed! Congratulations.
Seriously, I don’t believe I could overemphasize the importance of asking questions. The next consideration is where should the questions be directed? The internet is always a great source of information but in some situations it can be too generic to be of great value. When it comes to a decision as major as purchasing a home, I would recommend seeking rock-solid relevant information.
To illustrate: In broadest terms I would suggest a first-time home buyer speak with a real estate sales agent. But if I were to offer guidance with rock-solid relevance, I would urge creating an alliance with a local REALTOR® - and I would go further by recommending that REALTOR® be a member or designee of the Council of Residential Specialists (CRS).
Furthermore, in my initial conversation with this service provider, I would be certain this individual is both very comfortable and very available to work with a first-time home buyer. Working with first-time home buyers is a unique service experience. If the agent you are speaking with does not appreciate this, move on to one that does.
In my personal life experiences few things are as frustrating than to be stumbling along trying to obtain a much-desired goal and not really knowing what to do, what to expect, or how to effectively accomplish the goal. Can you relate?

Second, I would like to share that I love working with first-time buyers. It is hard to explain but I tend to become part of the energy stream of first-time buyers and thereby share in the elation of the successful journey. I also tend to contribute a great amount of energy to assist new buyers when challenges appear on the path. I have assisted a number of first-time buyers and have gained an understanding on what to expect and what needs to be done to ‘accomplish the goal.’

I am a professional, full-time REALTOR and I am also a member of the Council of Residential Specialists. Less than 4% of all real estate agents are members or designees of the CRS. The designation is earned through a combination of verifiable sales performance and the satisfactory completion of specific core and elective education criteria. In most instances, a buyer does not ‘pay’ a real estate agent for the services provided. The agent is generally ‘paid’ through commissions charged to the seller. With cost not being an issue (because there is no cost), wouldn’t you rather go with the best agent available?
A person only buys their first home once. You owe it to yourself to work with a professional agent that has not only the training and expertise to assist you, but will also dedicate the necessary time.
